Experiencia fantástica: What an amazing villa! I had never been to San Miguel before and this was certainly the way to visit this amazing town. This villa is BEYOND in every way - interior design, furnishings, artwork, exterior space, amenities, staff (cook Patricia was amazing with quality of food and variety for breakfast, snacks, dinner, etc) and overall ambience. This home is so stunning and the owners have clearly taken great care to make it so welcoming. Working with Jim Castro and Lucia at E&V was a treat - they were very responsive and gave us recommendations for several local sites and restaurants. Do not hesitate for a minute if you are considering renting this villa!

Experiencia fantástica: we rented Casa Olivos from Jim and Lucia for 2 weeks in February. Jim worked hard for us to find this rental very quickly after another realtor cancelled on us. Prior to our arrival, Lucia was amazing in getting us answers to all our questions. She was so responsive to our requests. She even provided us with numerous recommendations of things to do while in SMA. The villa was amazing -- beyond my expectations!! Within walking distance of so many things, many gathering areas for our group, beautiful art, gorgeous outdoor space and fabulous bedrooms that each had ensuite baths. Jim and Lucia met us at the villa when we checked in and walked us thru all the intricacies. They were always available for any questions we had about things in the villa. Our 2 week stay was so relaxing thanks to the beautiful villa, the extremely accommodating villa staff and all of Jim and Lucia's assistance.

I arrived in San Miguel with my daughter and a friend and began with a very luxurious casa Jim manages and Lucia oversees as far as guest needs. Talk about being on top of things, from obtaining airport transportation, solving problems, and answering any and all questions. I quickly fell in love with the town and decided I would extend my trip. Jim and Lucia helped me navigate between properties, securing a last minute, ten day rental at Casa de la Pintora, part of the Rosewood Hotel. What an excellent location with great staff and amenities. Now that I am home and plotting my next trip to San Miguel, Jim is going above and beyond helping me identify the perfect long term rental. I am obviously using them again!

Tomas Beamonte with Engel & Volkers is the real estate agent who helped us with both transactions. There were challenges along the way and Tomas went WAY out of his way to efficiently and successfully negotiate each and every obstacle. One of which involved CFE. Experiencia fantástica: If you would like to stay in a beautiful home that is safe, clean and impeccable this is it. The home is even more beautiful in person and the artwork inside the home is stunning. Once I was there I actually couldn't believe how nice the home was. It's a great location, close to the main square and many food options walking distance to the home. You don't need to take taxis or ubers. We walked everywhere.

He was immediately very friendly and helpful as well as showing a genuine interest in finding the right property for our family. After our first viewing he really listened to what we wanted and, shortly afterwards, sent us an email with around 10 other possible properties which had just the sort of character and features we were looking for. He was very communicative and made arrangements for things for us seamlessly (organising a contractor to attend the second viewing, helping to negotiate with the seller, making appointments with notaries, etc). We have dealt with a few other real estate agents in San Miguel as well but we found Tomas particulary easy to relate to and very much appreciated the level of care and detail that he brought to all our dealings with him. Of course, these days everyone starts online and I was perusing the homes on his company’s website and found several that looked interesting. Tomas took the time to understand what we were looking for. I flew down to tour the homes; we saw 5 the first day and 6 the second. While touring, Tomas chatted about the “flavor” of the various neighborhoods. We zeroed in on one home and Tomas discussed offer strategies and we crafted our offer after listening to his advice. Experiencia negativa: We stayed a week at Casa San Jose in San Miguel de Allende, at over $2000 per night. We spent a significant portion of our time there without power and water, hence no a/c, no ceiling fans, no showers, no flushable toilets. The owner’s response was very unprofessional, basically not their problem. This host/owner manages multiple properties. I encourage everyone to steer clear of any properties managed by Agave rentals in San Miguel de Allende. Renter beware.

Experiencia fantástica: Thanks to Jim, we had the most wonderful stay in Casa Amigos for the month of February. The house was so much fun and well equipped, including the rooftop bathtub with its amazing view. You’ve always found us great places to stay, Jim, and we’re certainly looking forward to our return next year. Thanks again.

Experiencia negativa: (I would have posted this earlier but I mistakenly posted it under the wrong company a few months back...) Unfortunately, Agave Real Estate, and in particular, Wes Gleason, dropped the only ball that mattered on our purchase in San Miguel (they were the listing agent). When we closed on our house on 8.26/22, the house was infested with roaches and scorpions (well beyond what the norm is here...) and the house also contained numerous personal items from the owner, including half-used bars of soap, CBD gummies, and several other dirty books, linens, and numerous other grimy items. It was disgusting. There is no way any house in any region should be handed over for closing as such! We conveyed this information on Friday, 8/26, and followed up by asking on Saturday, 8/27, if it could be cleaned and that all the personal items that should have been removed in the first place be removed at least by early afternoon of Monday, 8/28, when we were scheduled to meet with our contractor there to discuss renovations. Rather than actually handling the situation properly, and at least atoning for leaving the house in disgusting condition in the first place, Wes conveyed that he didn't know if he would be able to get things handled "on such short notice." Can you imagine? I wonder if it would have been so difficult to get handled if this was presented BEFORE THE SALE...? Ultimately, Wes sent one of his employees over late Monday (after we had already had to remove the gazillion bugs ourselves that appeared after we did an emergency fumigation which shouldn't have even been necessary) with a couple of baskets in hand, presumably to remove the items left there. The problem was, of course, that they needed several massive boxes to actually remove all the items left behind. Hard to believe that with 36 hours notice (after failing to leave the house in suitable condition in the first place) that Wes could not find a cleaning crew in all of San Miguel who wouldn't have been eager to make a few bucks first thing on a Monday! Wes did send over some pastries and breakfast sandwiches to my wife, who had to clean the mess herself Monday morning. I guess he thought his half-measured gesture would keep us quiet... All we wanted was a dignified and fair process but that was apparently too much for this team to deliver! I suggest you find someone else to handle your real estate because when things went awry with Wes and his team (their fault to begin with), they did nothing noteworthy to solve the problem they created in the first place!

Experiencia fantástica: Best properties in town, for rent and sale!!!!

Experiencia negativa: I never had encountered such a level of complication and bureaucracy with banking and contractual emails in travelling all over the world with a short term vacation rental. E.g. Agave Rentals required a copy of passport, wire transfer, etc. and did not accept payment through TripAdvisor even though the rental was advertised and initiated through TripAdvisor. It took Agave Rentals 192 days to return my damage deposit for my rental through them in San Miguel. PS Thy told me tat the 18 day rental included one roll of toilet paper and a box of tissue. "If you use more than that you'll need to to the corner store to replenish".
